The community resides in Woodbine Township, which is a bedroom community to Ocean City, a very popular summer and retirement destination for people living in the Philadelphia, New York, and Delaware regions. Current amenities at the community consist of a swimming pool, basketball court, tennis court, playground, office, 2 bath houses, and a laundry facility. The roads are gravel and are legally unable to be paved due to Pineland regulations. The Pinelands also provide a large amount of privacy to Carol Lynn as it prohibits development nearby. The community is serviced by well water and septic sewage. Carol Lynn Resorts Campground consists of 239 RV sites and 1 stick-built home. The lots are divided into both long-term and 12-month leases. Of those sites, 144 are seasonal sites on original 99-year leases. Those tenants are responsible for their own lot/home repairs, electric usage, and real estate tax for their individual parcels. Of the long-term leases remaining, the average time left is 63 years (as of 1/1/24). For these reasons, they pay less and are restricted on annual rent growth. The remaining RV lots operate on 12-month terms and have no form of rent control. These residents are not responsible for their parcel’s real estate taxes and pay a higher seasonal rent.
